Q: So what’s the catch?
A: There’s no catch. There are no fees from you, the buyer, for our services to represent you as a buyer’s agent.
Q: Is there a limit to how much you will rebate a buyer?
A: Discuss the details with your Realtor and Lender. If the amount reaches more than your loan allows for, you may not be able to get the maximum rebate back. ( very seldom happens)
Q: Who pays you?
A: The seller pays us for finding a buyer for the property. Our payment is in the form of a commission based on the final sale price of the property. The commission is usually split equally between the Listing Agent and the Selling Agent. The Realtors, in turn, give a portion of their commission back to the buyer.
Q: How are agents able to give me such a large rebate?
A: Simply put, they know you’d rather have a real estate rebate over a houseplant.
Q: Will the agents still negotiate the price down?
A: Absolutely, the agents will negotiate the best possible price and terms on your behalf.
Q: Why don’t most companies offer buyer rebates?
A: A large majority of agents only have a few transactions a year, so giving a rebate is completely out of the question.
Q: What areas do you serve?
A: We currently serve North Texas and Houston Areas. However, we have relationships with companies throughout the state of Texas.
Q: What if the property is for sale by owner?
A: We are able to provide a rebate to our buyers only in the cases where the seller is offering a commission to the real estate agent. However, most FSBO will usually pay the 3% buyer agent commission.
